We provide full service design and drafting.
Our initial meeting will be set at your home or office, depending on the type of project. During this first meeting we will discover what the needs and wishes are for the project. With this information we construct a design agreement and once approved we will begin on site measurements and documentation.
We will field measure your site and the existing structures and photograph all improvements and any site characteristics to be incorporated into the design.
We research your site and your local codes to determine what the requirements and constraints are for your particular area. These requirements and constraints will be critical along with the physical constraints of your site to determine what can realistically be incorporated into your project.
On our second meeting we will present you with schematic designs and suggestions to help you make the most of your project. Staying within the required constraints of the local agencies we will further develop your project design.
On our third meeting we will present you with the preliminary design that has incorporated all of the items we have discussed in our previous meetings. Once these drawings are approved we begin the construction document stage. These are the final drawings that will be submitted to your local agency for permits.
Our fourth meeting will be to present you with a complete set of construction documents (working drawings) that you or your contractor can take to your local building department to obtain building permits. These working drawings will provide your contractor with the information he/she needs to provide you with an accurate bid.
We are not finished yet — we will continue to provide you with design services as you need them. Especially on remodel projects — there are always those unseen and/or unexpected "problems" that appear once a wall is opened. We will continue to provide you with fast responses to your needs and the needs of your contractor as construction progresses. We will help you to incorporate changes as needed or as wanted. Just because the design is final on paper does not mean it is set in concrete.
